# kismet.travel > The first public, real-time, AI-navigable lodging catalog. Server-rendered vacation rental and hotel pages with live rates, reviews, and direct booking — built for AI agents to discover, compare, and book properties on behalf of travelers. Property pages are server-rendered HTML with JSON-LD structured data (VacationRental, Product, AggregateRating). No JavaScript execution required. Append `?view=compact` to property or rate pages for a token-lean version: plain HTML, no scripts, JSON-LD included. ## Kismet Products - [Platform](https://kismet.travel/platform): Run your hotel or vacation rental commercial strategy with Kismet. A plain GET; without dates the page asks for them - [Guest reviews](/vr/{slug}/reviews): Aggregate ratings, category scores (cleanliness, accuracy, check-in, communication, location, value), and individual guest reviews ## Collections (VRM Portfolios) - [Collection page](/vrm/{collection-slug}): All properties from a vacation rental manager with filtering, sorting, and portfolio-level rating - [Dated search](/c/{collection-slug}/for-agents?checkIn=YYYY-MM-DD&checkOut=YYYY-MM-DD&guests=N&budget=AMOUNT): The homes of one manager that are open for a stay, each with an estimated total and its checkout link. A plain GET, for a client that cannot POST to the MCP endpoint; budget is optional and is the most the whole stay may cost - [Collection for AI agents](/c/{collection-slug}/for-agents): The briefs that manager's own site names for each agent, the line a person pastes, and the manager's own guest MCP endpoint. Listed in the collection's sitemap (/sitemaps/vrm/{collection-slug}.xml) ## Hotels - [Hotel page](/h/{hotel-slug}): Full hotel profile with rooms, rates, amenities, and Schema.org (Hotel, LodgingBusiness) ## Destinations - [Destination page](/destinations/{region}): Vacation rentals by region with pricing and availability ## Machine-Readable Endpoints - [Sitemap index](/sitemap.xml): References all sub-sitemaps - [Main sitemap](https://kismet.travel/sitemap-main.xml): Product pages, setup guides, news, and blog posts - [VR sitemap](/sitemap-vr.xml): All published vacation rental pages - [VRM sitemap](/sitemap-vrm.xml): All VRM collection pages - [Hotel sitemap](/sitemap-hotels.xml): All hotel pages ## MCP Server kismet.travel provides a Model Context Protocol (MCP) server for real-time property search, availability, and booking. Supports: property discovery by destination/dates/guests, live rate quotes, review summaries, and booking links. - [Kismet connector brief for Muse](https://mcp.kismet.travel/connectors/muse.md): Setup notes Muse reads to connect itself to the Kismet guest MCP: search stays across every Kismet property manager, get a dated total and open a booking link. No account or API key - [Kismet connector brief for Instinct](https://mcp.kismet.travel/connectors/instinct.md): Setup notes Instinct reads to connect itself to the Kismet guest MCP: search stays across every Kismet property manager, get a dated total and open a booking link. No account or API key - [For AI agents](/for-agents): The page that names each brief above, the line a person pastes into their agent, and the endpoint any other MCP client uses - [Guest MCP endpoint](https://mcp.kismet.travel/mcp): The federated guest MCP server the briefs above connect to. Streamable HTTP, JSON-RPC 2.0 over POST, no account needed. Each brief names the labelled form of this endpoint for its own agent - [Collection guest MCP endpoint](/c/{collection-slug}/mcp): One manager's inventory only, same protocol. Its page at /c/{collection-slug}/for-agents names the briefs to use with it ## Memberships (Insiders) Each property manager on Kismet can run its own members program, called Insiders, for guests who sign in: member rates on its homes, perks, and a private offers list (last-minute openings at a members-only rate, first looks) that reaches members by email. Programs are per manager; a membership with one manager carries nothing to another. The checkout total is the price: a checkout figure below an estimate is the manager's own promotion, not a member rate. - [A manager's program](/c/{collection-slug}/for-agents#insiders): whether that manager runs it, its name and line, the perks it publishes, the member rate when it sets one, and how a person joins. Only there and on the manager's own llms.txt; the connector briefs describe the program in general - [Memberships in the MCP](https://mcp.kismet.travel/mcp): `get_guest_profile` lists the managers where the signed-in person holds a membership; `join-collection-membership` on a manager's own endpoint describes its program and, on the person's yes, joins them; signed-in search and detail results carry `memberPricing` where a member rate applies ## Developer Platform Build on Kismet from your own site or app: server-rendered rental pages, live availability, and booking requests. The documentation lives on its own host and carries a Markdown twin of every page. - [Developer documentation](https://developers.kismet.travel/): API reference, TypeScript SDK, fixtures, and integration recipes - [Developer docs index](https://developers.kismet.travel/llms.txt): Machine-readable index of everything above - [Developer docs sitemap](https://developers.kismet.travel/sitemap-index.xml): Every documentation page - [Developer MCP](https://mcp.kismet.travel/developer-mcp): Remote MCP server that teaches a coding agent how to integrate — recipes, docs search, and capability inspection. Build-time only; it never returns guest or booking data and never accepts a guest token ## Data Freshness Property data updates on content changes. Pricing and availability are real-time via PMS integration (Guesty, Hostaway, Hostfully, and others). Pages use ISR with 5-minute revalidation. IndexNow pings on rate changes. ## Optional - [Privacy policy](/link/privacy) - [Terms of service](/link/terms)
